Looking for a new home can be stressful. This page is meant to lay out the steps from looking to completing the application, and hopefully moving into your new home.

START HERE:

  1. See Minimum Requirements for the Application
  2. If you meet the minimum requirements, we will schedule an in-person showing
  3. After the showing, we will email you an application link.

We do not have paper applications and you must have internet access to complete our application.

IF YOU LIKE THE HOUSE, DO THIS NEXT:

  • A separate rental application is required for each adult, 18 years of age or older, intending to occupy the Property. 
  • Valid Personal Photo Identification: A valid (non-expired), clear and readable government-issued photo identification (driver’s license, military ID, State or Government ID) must be attached to the application.
  • Each applicant must include the most recent TWO MONTHS of pay stubs with their application or proof of other income.
  • Include a photo of each pet and the Service Animal documentation, if applicable.
  • The application fee is $40 per application per adult.

When you complete an application and pay the application processing fee you are authorizing Carver Management LLC and its employees to:

Check your credit report, check public records for past evictions, verify your employment, verify your previous landlord references, run a criminal background check, check local county records, and run occupant names through the sex offender database.

THEN WE DO THIS:

  • We will contact you for any missing information, please provide this as soon as possible.
  • If you are NOT approved, you will receive an email with a letter stating the reason.
  • If you ARE approved, you will receive an email showing the Security Deposit amount that needs to be paid within 24 hours of approval.
    • We will hold a property for 24 hours so you can activate your Tenant Portal and pay the Security Deposit. If you are not ready to pay the deposit, we will continue to show the property and accept applications until a deposit is received.

FINALLY,

  • You choose a move-in date
  • You sign the lease on your Tenant Portal
  • You set up all utilities for that date
  • We conduct a move-in inspection with lots of pictures
  • You pay the rent the day before you move in
  • We meet you at the house and give you the keys with a few last-minute house instructions.
