These items must be met before we will accept or approve an application. Most of the time we will not show you a property if you cannot verbally confirm you meet all of these requirements:
- INCOME: Your net (take home) income should equal three times the rent.
- Ex: Rent is $1000, you need to show proof of $3000 per month
- All adults residents can combine their income to qualify
- If you receive SSI, we will need a copy of the “Your New Benefit Amount” letter
- CREDIT SCORE
- Minimum 500 FICO score
- We do not accept co-signers for lower credit scores
- RENTAL HISTORY
- Minimum 12-month rental history with your name on a lease.
- No rental history will require a higher security deposit.
- 30-Day Notice on file with your Landlord or apartment manager.
- NO EVICTIONS FILED IN LAST 3 YEARS (dismissed or judgment)
- CRIMINAL BACKGROUND
- No history of felonies in the last 5 years
- No violent felonies or repeat non-violent offenses
- No POs or VPOs against you that were GRANTED
- No drug charges in last 5 years
- We reserve the right to deny your application because of other offenses not listed here
- EMPLOYMENT
- Current job for at least 3 months, or Offer of Employment Letter
- Section 8
- Must have a current housing voucher and meet the above requirements, except income.
